The Land Development Agency and Kildare County Council have unveiled plans for 25 affordable homes in Naas, marking the next phase of the Barracksfield West development. This project, located on state-owned land, is the first outside Dublin to directly provide affordable and social housing.

The new phase includes seven three-bedroom houses, seven two-bedroom duplexes, and 11 one-bedroom apartments, all rated A for energy efficiency. The homes are situated on the former Devoy Barracks site, now transformed into a residential area with gardens, balconies, and terraces.

A Well-Connected Community

Barracksfield West is positioned on John Devoy Road, offering easy access to Naas town centre and transport links to Dublin and nearby towns. The development is also close to the M7 and M9 motorways, enhancing its connectivity.

Upon completion, the project will feature 219 homes, communal open spaces, bicycle storage, and a crèche, catering to a range of residents’ needs.

Affordable Home Ownership

The homes will be available through the Local Authority Affordable Purchase Scheme, a joint initiative by Kildare County Council and the LDA. This scheme assists eligible buyers by bridging the gap between home prices and their available funds, including mortgages.

Prices start at €243,477 for one-bedroom apartments, €292,933 for two-bedroom duplexes, and €365,216 for three-bedroom houses. The application portal opens on August 25, 2026, and closes on September 15, 2026.

For many, this development represents a chance to own a home in a desirable location. The shared equity model reduces upfront costs, making homeownership more attainable for those who might otherwise struggle to enter the market.

Collaboration and Community Growth

Councillor Tracey O’Dwyer, Leas-Chathaoirleach of Kildare, praised the project for providing high-quality, affordable homes, enabling individuals and families to establish roots in the area. She encouraged eligible buyers to explore the application process.

John Coleman, Chief Executive of the LDA, highlighted the strong interest in the first phase and thanked the teams involved for their collaboration. Sonya Kavanagh, Chief Executive of Kildare County Council, emphasized the partnership’s role in delivering affordable, energy-efficient homes in a well-connected location.

The remaining homes at Barracksfield West are set to be launched later in 2026, further expanding this growing community.
