A plot of freehold land at the end of Greenbank Park in District 21 sat vacant for years, surrounded by landed houses that changed hands and were redeveloped. The undeveloped plot was part of the extensive landbank owned by local property developer Tong Eng Group. The project was designed by award-winning RT + Q Architects, which has received numerous architectural honors for its landed homes and condominiums. The three-storey with attic semi-detached houses feature five-ensuite bedrooms and have a built-up area of 5,436 sq ft and 5,446 sq ft. The detached bungalow sits on a 4,843 sq ft plot with a total built-up area of 8,342 sq ft and is surrounded by a spa pool on all three sides.
Design and Layout
The semi-detached houses have a wide frontage, with the right semi-D having a frontage of 22.8m and the left semi-D having a frontage of 18m. The car porch of each semi-detached house can comfortably accommodate up to two cars, while the car porch of the detached bungalow can fit at least three cars. Each of the semi-detached houses comes with a pool, described by the developer as a Spa Pool, but it’s not suitable for laps.
The living room is well-positioned and can accommodate many guests. The furniture used to stage the house is of good quality and offers prospective buyers an idea of how the spaces could be used. The five ensuite bedrooms feature timber strip flooring, while the open-air balconies are laid with porcelain tiles.

Interior Features
The dry kitchen attached to the living room features a Sub-Zero side-by-side standalone refrigerator and a Eurocave wine fridge. The wet kitchen features appliances from V-Zug and Samsung. The layout of the wet kitchen and its connecting rooms is well-designed, with the kitchen leading to a store room and a utility room that connects to the household shelter and a toilet.
The master bedroom of the semi-D is exceptionally large and spacious, with a walk-in wardrobe.
The Bungalow
The detached bungalow has a long driveway, about 20m long, and is tucked away behind the pair of semi-detached houses. The bungalow has to overcome the challenge of an irregularly shaped plot that is also raised, and its proximity to the Pan Island Expressway (PIE) is noticeable. However, good quality doors and layout design help to mitigate this issue.
The first floor of the bungalow features a family room, household shelter, and a utility room with a dedicated helpers room and toilet. The second floor has a large dedicated dining room with an adjacent dry kitchen, and the living room is a showstopper, with the Spa Pool wrapping around three sides of the indoor living area.
The asking price for the semi-detached houses is between $9.5 million and $10 million, while the detached house is going for at least $15 million.
